Custom Drafted Commercial Lease
The lease agreement is the most important form that a commercial landlord uses. It is the source of all your rights. A well drafted lease is worth its weight in gold. Conversely, a poorly drafted or "general purpose" lease (i.e., the type available at most stationery stores) can cause you more problems than you might imagine. The cost to resolve those problems may greatly exceed the money you "saved" by drafting your own lease, using a "general purpose" form or borrowing a form fron another landlord. Similarly, forms drafted by personnel and/or companies not familiar with Arizona law may be inadequate and may expose you to significant financial liability.
Custom Drafted Rental Agreement - A commercial lease drafted specifically for you and your commercial property. I will meet with you personally or by telephone to gather all the requisite information. I will then draft a commercial lease specifically for you. In addition, I will include contract clauses that favor you, the landlord (i.e., ability to lock-out the tenant, significantly limit the landlord's financial liability, etc.). You will have the opportunity to review the lease as many times as you wish before the final version is printed. The final version will be on letter size paper and can also be delivered to you via e-mail (in MS Word or WordPerfect format) and/or .PDF file. When completed, you will be confident in the knowledge that your lease was drafted to protect your interests and complies with Arizona law.

Wherever you are in Arizona (or even out-of-state), help will only be a phone call away. Included in the price is one hour of telephonic consultation, which you may use immediately after the lease is completed or months later. And you may divide up the hour however you like -- one 1-hour call, six 10-minute calls or, if applicable, credited toward your total bill when I represent you in litigation. Additional time is available at my normal hourly rate.
Commercial Lease "Tune-Up" - Review and update your existing commercial lease.
I will review your existing commercial lease to ensure that it complies with Arizona law. Any language in your lease that is ambiguous or unenforceable will be brought to your attention and alternate language suggested. Suggestions about other provisions that should be included in your rental agreement will be made.

COST: $240.00/Hour: To draft a custom commercial lease or to review an existing lease, the hourly cost is the same. The total cost for your lease will depend on many factors, including: whether I must draft a new lease or review an existing lease (sometimes review of a poorly drafted lease can take longer than drafting a new lease), the type of property, any special provisions you want in the lease, the amount of time we spend discussing the lease and answering your questions, and the number of drafts that are prepared before the final draft is provided to you.
